Job Overview
- Develop detailed project plans, including scope, timelines, resource allocation, procurement strategy, budgeting, and scheduling (Primavera / MS Project preferred).
- Lead end-to-end project delivery for premium residential developments, weekend villas, and curated plotted projects — from initiation to final handover.
- Coordinate with architects, landscape designers, engineers, MEP consultants, vendors and specialty contractors ensuring seamless integration of sensory-led, nature-inspired and luxury design elements.
- Evaluate, select and manage contractors, subcontractors, international vendors, artisanal labor and specialist service providers aligned with premium standards.
- Monitor daily site progress, track KPIs, maintain MIS reports, perform inspections and drive timely completion through proactive planning and risk mitigation.
- Ensure strict compliance with approved drawings, BOQs, technical specifications, sustainability standards and high-end finishing benchmarks suitable for HNI clientele.
- Oversee budgeting, cost-control, vendor payments, procurement of premium and imported materials, and value-engineering without compromising luxury vision.
- Ensure adherence to safety regulations, environmental norms, statutory approvals, permits, local codes and green building certifications (IGBC / LEED / GRIHA).
- Conduct regular review meetings, resolve technical and coordination challenges, and maintain transparent communication among all project stakeholders.
- Serve as the primary contact for HNI and premium clients, offering personalised updates, managing expectations, and ensuring a bespoke, high-touch experience.
- Manage contract documentation including agreements, work orders, permits, drawings, variations, change orders, quality logs and final project records.
- Implement rigorous quality assurance protocols, covering structural, aesthetic, sensory and experiential elements (light, acoustics, olfactory and tactile materials).
- Identify risks, delays, material constraints and design conflicts; initiate corrective measures and contingency plans immediately.
- Promote sustainable and nature-positive development through rainwater harvesting, solar integration, native plantations and eco-friendly materials.
- Lead and mentor multidisciplinary project teams to ensure collaboration, precision, professionalism and pride in craftsmanship.
- Oversee snagging, final inspections, zero-defect delivery, documentation, O&M manuals, and personalised handover experience.
- Capture learnings, refine internal processes and contribute to the evolution of proprietary sensory-oriented construction methodologies.
- Proven expertise in luxury/ultra-luxury residential construction with premium finishes, bespoke detailing and high-end material selection.
- Strong knowledge of construction methodologies, structural systems, MEP coordination, landscape integration and advanced building techniques (e.g., infinity pools, smart automation, post-tension slabs).
- Ability to read and interpret complex architectural, interior, landscape and sensory-design drawings while maintaining creative intent.
- Mastery in project planning, scheduling and execution using Primavera P6 / MS Project or equivalent tools.
- Strong budgeting, BOQ preparation, rate analysis, cost control and value engineering without compromising luxury standards.
- Vendor, contractor and stakeholder management, including international suppliers and specialty artisans.
- Deep understanding of safety standards, permits, statutory compliance, environmental regulations and local authority approval processes.
- Experience integrating sustainable and green-building practices (IGBC / LEED / GRIHA) and biophilic/nature-aligned design principles.
- Ability to enforce premium QA/QC standards with meticulous attention to detail, sensory quality and high-end finishing.
- Client relationship management expertise, especially with HNI / UHNI clients, ensuring personalised, refined and confidential communication.
- Strong leadership, team coordination, conflict resolution and cross-functional collaboration capabilities for large, diverse project teams.
- Risk management and problem-solving aptitude, including early issue detection and escalation with corrective action planning.
- Excellent communication, reporting and presentation skills for management, consultants and luxury clients.
- Strong time management, documentation, organisation and contract administration abilities.
- High aesthetic sensitivity, design appreciation, and ability to protect design integrity during execution.
- Strong ethical standards, sustainability mindset and ability to work calmly and professionally under pressure.
Any Diploma / BE / Btech / ME / Mtech / Relevant in Civil Engineering / Construction Management / Architecture / Related field… Certifications like PMP / RICS / PRINCE2 / LEED are an added advantage. Knowledge of Real Estate & Construction Industry related skills (Premium / Luxury Residential Development) and Team Management Skills is on priority…
