
Job Overview
- Develop and implement strategic sales plans for high-rise premium residential and commercial projects to achieve monthly, quarterly, and annual revenue targets.
- Drive end-to-end sales activities including lead generation, client qualification, site visits, negotiations, booking, contract closure, and post-sales coordination.
- Identify, target, and convert HNI, UHNI, NRI, investors, developers, and corporate clients through consultative and relationship-driven selling.
- Build, manage, and expand a strong pipeline through direct sales, referrals, networking, industry events, and channel partners.
- Establish and maintain long-term relationships with clients, architects, consultants, developers, real estate firms, brokers, and wealth advisors.
- Act as a trusted advisor to premium clients by understanding lifestyle needs, investment objectives, and aesthetic preferences.
- Deliver high-quality presentations, proposals, bids, and sensory-led walkthroughs highlighting modern architecture, sustainability, premium finishes, and design excellence.
- Coordinate closely with design, engineering, estimation, construction, CRM, legal, and project management teams to ensure accurate communication and seamless execution.
- Ensure client requirements, customization requests, timelines, and commitments are clearly aligned with internal capabilities and delivery schedules.
- Oversee pricing strategies, payment schedules, contract negotiations, documentation, and compliance with regulatory requirements such as RERA.
- Monitor sales performance, revenue forecasts, pipeline health, conversion ratios, margins, and collections, and present regular reports to management.
- Conduct market research to track competitor activity, pricing trends, architectural innovations, sustainability practices, and evolving luxury market preferences.
- Identify new geographies, micro-markets, customer segments, and business development opportunities to support long-term growth.
- Collaborate with marketing teams on campaigns, branding initiatives, digital platforms, events, exhibitions, and premium real estate showcases.
- Represent the company at industry forums, networking platforms, and exclusive events to strengthen brand positioning in the premium segment.
- Promote the company’s commitment to sustainability, innovation, eco-friendly construction, and future-ready design as key differentiators.
- Lead, mentor, and manage the sales team by setting targets, providing training, conducting performance reviews, and driving a high-performance culture.
- Ensure accurate CRM data management, reporting discipline, and use of analytics for upselling, cross-selling, and decision-making.
- Maintain premium standards across sales galleries, project sites, client communication, and overall customer experience.
- Oversee post-sales coordination, documentation, handover processes, customer satisfaction, referrals, and repeat business generation.
- Strong expertise in sales and business development for premium residential, commercial, and high-rise real estate projects.
- Proven experience in handling HNI, UHNI, NRI, investor, and institutional clients with a consultative, relationship-driven selling approach.
- Deep understanding of luxury real estate markets, premium buyer psychology, and high-ticket property transactions.
- Excellent communication, presentation, storytelling, and negotiation skills for high-value and complex deals.
- Ability to position projects as lifestyle and investment solutions rather than just real estate products.
- Strong knowledge of modern architecture, high-rise construction concepts, premium materials, and sustainable building practices.
