Job Overview
They are seeking a dynamic and results-driven Real Estate Sales Manager to actively drive sales for their residential and commercial plotting projects. The ideal candidate will have proven expertise in real estate sales, a strong understanding of customer needs, and the ability to work both independently and collaboratively with the sales team. This role involves handling the complete sales cycle, building and maintaining client relationships, executing sales strategies, and ensuring consistent achievement of sales targets.
Key Responsibilities
- Independently manage the sales process from lead generation to closure.
- Collaborate with team members to achieve overall sales targets and share best practices.
- Identify and connect with potential buyers through cold calling, networking, referrals, and digital platforms.
- Build and nurture long-term client relationships to drive repeat and referral business.
- Conduct client meetings, property presentations, and site visits to showcase project features.
- Negotiate and finalize property deals ensuring smooth transactions and customer satisfaction.
- Stay updated on real estate market trends, competitor activities, pricing strategies, and customer preferences.
- Support marketing initiatives and participate in promotional campaigns, expos, and real estate events.
- Generate high-quality leads through networking, industry events, strategic partnerships, and brokers/consultants.
- Maintain accurate sales records, inquiries, and follow-ups using CRM tools.
- Prepare and present regular sales reports, forecasts, and insights to management.
- Ensure compliance with company policies, legal requirements, and real estate regulations (e.g., RERA).
- Coordinate with internal teams (legal, finance, marketing, project execution) to facilitate smooth property transactions.
- Assist clients with documentation, agreements, and loan processing in collaboration with financial/legal partners.
- Monitor sales performance, identify areas of improvement, and take corrective actions.
- Provide input on sales strategies and contribute to achieving business growth and market expansion.
- Maintain strong relationships with developers, contractors, consultants, brokers, government agencies, and other stakeholders.
- Represent the company at real estate exhibitions, seminars, and conferences to enhance visibility and lead generation.
- Oversee promotion of property sales through advertisement media, digital platforms, and listing services.
- Understand client requirements thoroughly and provide tailored solutions.
- Act as the primary point of contact for clients throughout the deal cycle, addressing concerns promptly and professionally.
Key Skills
- Strong knowledge of real estate sales, especially in residential and commercial plotting.
- In-depth understanding of market trends, competitor activities, pricing strategies, and RERA/property laws.
- Proven ability to achieve and exceed sales targets individually and with a team.
- Excellent communication (verbal & written), negotiation, and persuasive presentation skills.
- Proficiency in lead generation through cold calling, networking, referrals, digital channels, and brokers/consultants.
- Ability to conduct effective site visits, property demonstrations, and client presentations.
- Strong relationship-building and client management skills to drive repeat and referral business.
- Customer-focused approach with a high level of service orientation and problem-solving ability.
- Proficiency in CRM systems, MS Office, and sales analytics/reporting tools.
- Strong sales strategy and planning skills with the ability to forecast and manage pipelines.
- Analytical thinking for interpreting sales data, market insights, and customer feedback.
- Knowledge of legal documentation, contracts, and property transaction processes.
- Financial acumen – understanding of budgets, pricing, ROI, and cost analysis.
- Ability to work both independently and collaboratively with cross-functional teams (marketing, legal, project, finance).
- Time management and multitasking skills to handle multiple clients, deals, and projects simultaneously.
- Adaptability and resilience to thrive in a fast-paced, competitive, and changing market environment.
- Networking ability to expand contacts with clients, developers, consultants, and government agencies.
- Strong decision-making and reasoning skills to handle client objections and business challenges.
- Willingness to travel frequently for site visits, client meetings, expos, and industry events.
