
- Oversee day-to-day operations of high-rise residential and commercial properties, ensuring smooth functioning of all facilities and common areas.
- Manage facility operations including HVAC, elevators, electrical, plumbing, fire safety, water supply, power backup, and other critical systems.
- Plan and execute preventive, predictive, and corrective maintenance to ensure asset longevity and minimal downtime.
- Supervise housekeeping, security, landscaping, and technical teams to maintain premium property standards.
- Act as the primary point of contact for tenants and occupants, ensuring prompt resolution of queries and high satisfaction levels.
- Manage tenant onboarding, move-in/move-out processes, and overall occupant experience.
- Select, onboard, and manage vendors and contractors, ensuring SLA compliance, quality service, and cost efficiency.
- Ensure compliance with all statutory, safety, and regulatory requirements including fire norms and local authority guidelines.
- Conduct regular inspections, audits, and safety drills to maintain high operational and safety standards.
- Prepare and manage property budgets, monitor expenses, control costs, and oversee collections (maintenance, CAM, utilities).
- Maintain MIS reports, operational data, and performance dashboards for management review.
- Lead and coordinate on-site teams and liaise with internal departments for seamless operations.
- Handle emergency situations, implement crisis management protocols, and ensure preparedness at all times.
- Drive continuous improvement initiatives to enhance operational efficiency and service quality.
- Implement sustainability practices and optimize resource utilization to improve long-term property value.
- Strong property and facility management expertise in high-rise residential and commercial projects.
- In-depth knowledge of MEP systems including HVAC, electrical, plumbing, elevators, fire safety, STP/WTP, and building automation systems (BMS/IBMS).
- Expertise in preventive, predictive, and corrective maintenance planning, asset lifecycle management, and downtime reduction.
- Proficiency in property management and CAFM tools (e.g., Yardi, MRI, MyGate, ApnaComplex) and digital reporting systems.
- Strong vendor and contract management skills including tendering, SLA drafting, negotiation, and performance monitoring.
- Solid understanding of statutory compliance including fire NOC, lift license, RERA, labor laws, and local authority regulations.
- Strong safety and risk management capabilities including emergency response, evacuation planning, and audit compliance.
- Financial acumen including budgeting, CAM calculations, cost control, expense optimization, and variance analysis.
- Experience in MIS reporting, KPI tracking (TAT, uptime, cost/sq.ft, satisfaction levels), and data-driven decision making.
- Strong tenant and stakeholder management with focus on service excellence, conflict resolution, and retention.
- Excellent communication, interpersonal, and negotiation skills across occupants, vendors, and leadership teams.
- Proven leadership and team management skills across housekeeping, security, technical, and admin teams.
- Strong problem-solving and decision-making ability with proactive and ownership-driven approach.
- High attention to detail to maintain premium property standards, aesthetics, and service quality.
- Strong organizational and time management skills to handle multiple priorities and high-rise complexities.
- Crisis management capability to handle emergencies, system failures, and high-pressure situations effectively.
- Knowledge of legal documentation including leases, contracts, insurance, and compliance records.

Minimum 2 to 5 years of experience in Property Management / Facility Management preferably in high-rise residential or commercial projects, with hands-on experience in operations, maintenance, vendor management, tenant handling, and compliance. Candidates with prior Property Management Experience will be given priority.
