Job Overview

The Construction Sales Manager will be responsible for driving sales of premium residential properties, weekend villas, and curated plotted communities targeted at HNI and premium clients. The role involves converting high-value leads, building strong relationships with luxury buyers, conducting detailed project presentations, and closing high-ticket deals. The manager will ensure a seamless customer experience by understanding client lifestyle needs, coordinating with internal teams, and representing the brand’s premium positioning in every interaction.

Key Responsibilities

  • Manage end-to-end sales of premium residential properties, luxury villas, and plotted developments.
  • Identify, target, and convert HNI, UHNI, NRI, and investment-focused clients.
  • Prepare and execute monthly, quarterly, and annual sales strategies to achieve revenue targets.
  • Conduct high-quality site visits, personalized walkthroughs, negotiations, and closures.
  • Collaborate with Marketing to generate, nurture, and convert premium leads.
  • Build and maintain long-term relationships with high-end buyers, investors, and family offices.
  • Deliver a bespoke and consultative sales experience aligned with premium brand positioning.
  • Address client queries, concerns, and lifestyle requirements professionally and confidently.
  • Manage continuous client communication to ensure smooth documentation and handover.
  • Execute exclusive previews, sensory-led presentations, and personalized sales interactions.
  • Develop and execute strategic sales plans aligned with luxury market trends.
  • Identify new business opportunities, high-value segments, and emerging micro-markets.
  • Provide insights for project planning, pricing, and product positioning.
  • Collaborate with management on dynamic pricing and inventory allocation.
  • Build and manage relationships with luxury channel partners, brokers, and wealth advisors.
  • Participate in investor events, exhibitions, and premium real estate showcases.
  • Design and manage incentive programs for high-performing partners.
  • Ensure all channel partners are trained and updated on project details.
  • Monitor luxury market trends, competitor pricing, and project offerings.
  • Identify market gaps and refine sales and product strategies.
  • Maintain deep understanding of architecture, design, amenities, and sensory-led features.
  • Coordinate with Design, Construction, CRM, Legal, and Development teams for client updates.
  • Ensure sales galleries and project sites reflect premium and nature-inspired branding.
  • Lead, mentor, and manage a team of luxury sales executives.
  • Conduct training on consultative selling, sensory-led storytelling, and HNI handling.
  • Foster a culture of professionalism, discipline, and high performance.
  • Maintain accurate CRM data and pipeline updates.
  • Use analytics to identify cross-sell/upsell opportunities.
  • Prepare weekly/monthly sales reports, forecasts, and performance metrics.
  • Ensure accurate documentation for agreements, allotments, and client files.
  • Execute high-touch experiential events and exclusive previews.
  • Ensure every client interaction reflects harmony, exclusivity, and personalization.
  • Oversee post-sales processes, documentation, and handover.
  • Ensure exceptional customer delight and drive referrals and repeat clients.

  • Strong expertise in luxury real estate sales and high-ticket property transactions.
  • Proven track record of closing ₹5 Cr+ premium residences, villas, and second homes.
  • Ability to engage, influence, and convert HNI, UHNI, NRI, and investor clients.
  • Deep understanding of premium residential products, villas, and curated plotted communities.
  • Strong appreciation of architecture, design aesthetics, biophilic elements, and sensory-led design concepts.
  • Ability to translate nature-inspired design and sensory-led features into compelling sales narratives.
  • Exceptional communication, presentation, and negotiation skills.
  • Expertise in consultative, relationship-based, and experience-driven selling.
  • Strong objection-handling skills for ultra-luxury clients (pricing, exclusivity, timelines, personalization).
  • Ability to conduct immersive site walkthroughs and experiential presentations.
  • Strategic thinking with excellent market awareness and competitor benchmarking.
  • Ability to develop and execute sales strategies for luxury and limited-edition projects.
  • Luxury pricing strategy, forecasting, and inventory management expertise.
  • Strong relationship-building skills with affluent buyers, wealth managers, private bankers, and family offices.
  • Ability to engage and manage premium channel partners and HNI networks.
  • High emotional intelligence and deep understanding of affluent client expectations and behavior.
  • Discretion, sophistication, and etiquette suitable for dealing with India’s top 1% clientele.
  • Strong planning, time management, and multi-tasking abilities.
  • Analytical mindset for pricing, forecasting, and sales performance evaluation.
  • Data-driven decision-making using CRM insights, market data, and client analytics.
  • CRM proficiency (Salesforce or luxury-specific CRMs) with strong data hygiene and pipeline management.
  • Team leadership abilities including mentoring, coaching, and performance management.
  • Ability to train teams on premium presentation techniques and sensory-led storytelling.
  • Strong networking capabilities in luxury segments, real estate circles, and HNI ecosystems.
  • Experience collaborating with design, construction, legal, finance, and CRM teams.
  • Ability to conceptualize and execute high-touch experiential events (private previews, design collaborations, wellness retreats).
